Mattamy Homes announced this week it has acquired 153 acres of land in Calgary and is planning to build a new community offering a mix of single-family homes, semi-detached homes and townhomes.
The newly acquired land is located in the emerging Belvedere area between 17 Avenue S.E., the Trans-Canada Highway and the City of Chestermere.
“This is an important step for us in Calgary," Joe Case, vice-president of land development for Mattamy's Alberta division, said in response to questions from RENX Homes. "With this community, we now have a presence in all four quadrants of the city, which really helps us continue to meet homebuyers where they want to live."
Nearby amenities include the East Hills Shopping Centre with extensive retail and dining. Residents will also have convenient access to major transit routes including Stoney Trail, 17 Avenue S.E. and the Trans-Canada Highway. The future community will be a 15-minute drive to downtown Calgary, Mattamy said.
Building a "complete community"
"What we like about this particular location is that it puts us in a growing part of southeast Calgary, with good access to amenities and key future transit routes," Case said. "It gives us the chance to build a complete community with a mix of home options, parks and open space.
"At the end of the day, it’s about offering more choice. We want to make it easier for people to find a home and a community that fits their lifestyle, and this is a great example of that.”
Future residents of the yet-unnamed community will enjoy more than 13 acres of parks, trails, a storm pond and open space, the announcement stated.
Mattamy declined to release the financial details of the transaction but Case said the developer is looking for more opportunities in Alberta.
“We’re always looking at opportunities to grow in Alberta," he said. "Our focus is on finding locations that make sense for how people live and where they want to be... We’re looking for land where we can build a complete community over time. That means a mix of homes, green space and a neighbourhood that feels livable and connected from day one."
The company anticipates grading and servicing to begin in 2028, with first residents expected to move in early 2030. Full buildout is expected to take approximately seven years, completing in 2037.
