Delacour buys land for resort housing at Alberta golf course

Calgary-area property approved for 480 single-family, villa and estate homes, with ample space the priority

Delacour Crossing, a community to be located six minutes east of Calgary, is to be centred around a rebranded golf course and hundreds of resort-style residences as its developer targets demand for larger homes outside the urban core.

Calgary-based Delacour Development Corp., founded in 2024, signed definitive agreements to acquire 315 acres of approved development land in Rocky View County after months of talks with the owner.

The site encompasses the 18-hole golf course, formerly named The Canal at Delacour Golf Course, and the surrounding land zoned for 480 homes.

Delacour Development plans to work with a team of builders at the site. It will offer 50- to 65-foot-wide lots, with the goal of creating an “elevated barn or elevated ranch style of community”, Adam Oruclar, co-founder and chief marketing officer, told RENX Homes in an interview.

Each home will have a view of the golf course, which is being rebranded The Golf Club at Delacour Crossing.

The housing is expected to be made up of primarily detached single-family homes, with villa housing and estate homes comprising the remainder. Floor space is anticipated to start from 1,500 square feet up to 3,500 square feet. Pricing is to start from approximately $700,000.

With many Calgarians seeking larger homes, buyers from across Canada drawn to the relative affordability of housing in Alberta, and the desire for resort-style living, Delacour Development has a strong outlook for its inaugural project. 

“We want to offer product that is going to make sense for buyers that are looking for value, looking for space and are looking for a good product that is still somewhat attainable,” Oruclar said.

Demand for wide, spacious housing driving Delacour Development

Delacour Development’s co-founders are a team of four Calgarians with extensive experience in their respective fields.

  • CEO and CFO Gerry Mendyk has served in executive roles across a variety of industries, including as chief financial officer of homebuilder Alliston Group.
  • COO Simon Hawkshaw was the owner of Simcoe Developments, a general manager of custom homes and renovations.
  • Chairman Hal Walker is the long-running president of The Meredith Michael Company, a developer of resort and hospitality properties located around the world.
  • Oruclar is the co-founder and managing partner of GDS, a consultancy for several industries, including land development.

The choice to develop resort housing was driven by the lack of this product in the Calgary region and strong demand, Oruclar said. Many homes in the city are “cookie-cutter” designs and just a few feet apart, he added.

“A lot of people aren’t liking that these days,” Oruclar observed. “They want more amenities, they want more lifestyle, they want more space, they want the fresh air, they don’t want the light pollution, the noise pollution.”

Buyers are expected to come from Calgary, where many buyers are seeking larger homes because of new higher-density zoning changes that have impacted their neighbourhoods; and people from the Lower Mainland of British Columbia and the Greater Toronto Area drawn to the comparatively lower housing costs of Alberta.

The villa homes at Delacour Crossing are expected to vary from 1,500 to 2,000 square feet, with some of the estate homes anticipated to be over 3,000 square feet. The detached single-family homes are expected to range from 1,500 to 3,500 square feet.

Oruclar expects homes to be priced from $700,000 to $1.7 million. He also expects some builders will offer spec homes, with others offering the option for custom builds.

The hope is to have a sales centre open later this year followed by shovels in the ground in early 2026.

To be built over three phases of 160 homes each, Oruclar said each phase is expected to take approximately three years to complete.

Offering more than just golf

Golf is core to the identity of Delacour Crossing, so naturally Delacour Development is hearing interest from avid golfers. But Oruclar expects the community will attract buyers for reasons other than the chance to score a hole-in-one.

“Not everybody that wants to live on a golf course actually plays golf, believe it or not,” he said with a laugh. The more rural or country lifestyle is enough of a draw for people who do not envision spending hours on the hills and holes of a golf course.

The upcoming community will feature communal parks and a connected pathway system. It will also be a short drive from Calgary, and close to a large mixed-use project under development named The OMNI slated to have retail, entertainment and dining options. 

As part of the land acquisition, Delacour Development also plans to add a 25,000-square-foot clubhouse, a year-round golf practice and entertainment facility, and a banquet and event hall.

Delacour Development will be announcing its builder group soon, Oruclar said.
